Are pets allowed at Seminole Flatts?

Yes. Seminole Flatts welcomes cats and dogs with prior approval and has no pet weight limit.

The pet policy allows up to two pets per apartment, or one pet when a resident leases a single bedroom in a shared apartment. Breed restrictions apply, and pets must be registered with the office and included on the lease.

A one-time pet fee and monthly pet rent apply. Contact the leasing office for the amounts before adding a pet to your lease.

How can I pay my rent?

  • Rent is due on the first of every month and can be paid in the office with a check or money order. If you prefer to pay with a credit or debit card, you can set up one-time or recurring payments through Resident Portal. If you prefer to pay with a check or money order please use the Rent Drop Box located near the front door. We do not accept cash.

Do I need a lease guarantor?

  • We screen all of our applicants and require a guarantor or additional security deposit on all leases. The security deposit varies by floor plan. You can ask a leasing specialist by calling our office today!

What if I do not have roommates in mind?

  • That's no problem at all! We can pair you up with people who have similar lifestyles, interests, etc. Just fill out the form during the application process and leave the rest to us!

Are utilities included in rent at Seminole Flatts?

High-speed internet, trash collection, and pest control are included. Other utilities are billed directly to residents each month based on usage, and a $5.95 monthly utility-billing fee applies.

What is an individual lease?

​When you sign an individual lease, you are only responsible for your rent; in other words, you have no liability for the rent of the other apartment residents. If your roommate transfers or graduates, you have no responsibility for their financial obligations. This is a significant advantage over the joint and several leases (where each resident is liable for the rent of all residents in the unit) which are often used at rental houses and other apartment properties in the area.

What is included in the furniture package at Seminole Flatts?

Furnished apartments are available for an additional monthly charge. The A1 furniture package includes a queen-size bed, while furnished B1 bedrooms have full-size beds. Bedroom furniture also includes a dresser, nightstand, desk, and desk chair.

Shared living areas include seating, coffee and end tables, and dining or breakfast-bar seating. The exact pieces vary by floor plan, so review the package for your selected apartment before move-in.

Is Renter's Insurance Required?

  • Yes, our community requires each resident to carry an active tenant liability policy for damage to the landlord’s property during the term of their lease. We require a minimum of $100,000 in general liability coverage. We also recommend residents purchase content coverage (also known as personal property insurance) to cover your personal belongings.

Is Seminole Flatts exclusively for Florida State University (FSU) students?

No. Seminole Flatts welcomes all qualified applicants, including undergraduate and graduate students from Florida State University (FSU), Florida A&M University (FAMU), Tallahassee State College (TSC), and other colleges and universities, as well as university employees, young professionals, and families.

What colleges and universities are near Seminole Flatts?

Seminole Flatts is near several major Tallahassee colleges and universities, including Florida State University (FSU — 1.2 miles), Florida A&M University (FAMU — 2.4 miles), and Tallahassee State College (TSC — 2.4 miles). Seminole Flatts is within walking distance of FSU, while FAMU and TSC are a short drive away. Students attending these and other colleges and universities are welcome to apply at Seminole Flatts.

Can FSU freshmen live off campus at Seminole Flatts?

Yes. Florida State University does not require first-year students to live on campus, so incoming freshmen can choose off-campus housing at Seminole Flatts, subject to the community's application and leasing requirements.

Is Seminole Flatts part of Florida State University Housing?

No. Seminole Flatts is privately owned and operated off-campus housing, not Florida State University Housing. Residents apply and lease directly through Seminole Flatts rather than through the university's housing system.

Is there a bus from Seminole Flatts to the FSU campus?

Yes. Seminole Flatts is located on an FSU bus route, with nearby Seminole Express service along West Call Street on the Garnet and Gold routes. FSU students, faculty, and staff can ride free with a valid FSUCard. Check the official Seminole Express route maps, schedules, and live tracking for the nearest stop and current service, especially during academic breaks and holidays.

What floor plans are available at Seminole Flatts?

Seminole Flatts offers one-bedroom, one-bathroom apartments with 550 square feet and two-bedroom, two-bathroom apartments with 850 square feet. The A1 and B1 are furnished options, while A1UF and B1UF are their unfurnished counterparts. Availability varies by floor plan, furnishing option, and lease term.

What does UF mean in the Seminole Flatts floor-plan names?

UF means unfurnished. A1UF is the unfurnished one-bedroom, one-bathroom layout, and B1UF is the unfurnished two-bedroom, two-bathroom layout. A1UF has the same 550-square-foot size as A1, and B1UF has the same 850-square-foot size as B1. Choose the UF option when you plan to provide your own furniture.

Do Seminole Flatts apartments have private bathrooms?

Yes. Seminole Flatts offers private bathrooms in its one- and two-bedroom apartments. In the two-bedroom layout, each bedroom connects to its own bathroom, allowing roommates to share the apartment without sharing a bathroom.

Do Seminole Flatts apartments have an in-unit washer and dryer?

Yes. Seminole Flatts apartments include a washer and dryer inside the apartment, so residents can do laundry at home without using a shared community laundry room.

What kitchen appliances are included at Seminole Flatts?

Seminole Flatts apartments include a refrigerator, stove and oven, microwave, and dishwasher. Residents should bring their own cookware, dishes, utensils, and any small countertop appliances they want to use.

What should I bring when moving into Seminole Flatts?

Residents should plan to bring personal belongings and household essentials such as bedding, towels, cookware, dishes, toiletries, cleaning supplies, and personal electronics. For a furnished apartment, review the furniture package before purchasing additional furniture. For an unfurnished apartment, plan to bring your own bedroom, living-room, and dining furniture. Kitchen appliances and an in-unit washer and dryer are provided.

Is Seminole Flatts pricing per person or per apartment?

Both types of pricing can appear, depending on the space option you select. An option labeled 'Furnished Per Person' or 'Unfurnished Per Person' shows the rate for one resident. An option labeled 'Entire Unit Furnished' or 'Entire Unit Unfurnished' shows the rate for the whole apartment. Check the space-option label, furnishing selection, and lease term when comparing prices.

What lease terms does Seminole Flatts offer?

Seminole Flatts offers 12-month lease options. Exact start dates, end dates, and availability depend on the leasing period and selected apartment.
